The best way to reach an
informed decision on such an important purchase as a home is
to have a professional survey and valuation of the property
which interests you. Before you decide to go ahead and commit
yourself legally, you can minimise the risks by selecting one
of our surveys above.
The Fox Report 1 - Standard
A concise report similar to
a standard Building Society/Bank Mortgage Valuation covering
only the basic property details including a brief report
upon its general condition, our opinion upon the property's
current open market value to confirm whether the price you
are paying is fair and reasonable, and also an up to date
reinstatement valuation for insurance purposes.
The Fox Report 2 - RICS Homebuyers Survey and Valuation
A detailed and comprehensive
report suitable for all types of residential property
particularly for properties more than 25 years old. The report
covers the condition of the property both externally and
internally including roofs, chimney stacks, rainwater goods,
windows, ceilings, floors and services and comment is made
whether the property is subject to rising dampness and timber
infestation where inspection is possible. A current open
market value of the property is also provided to confirm
whether the price you are paying is fair and reasonable
together with an up to date reinstatement valuation for
insurance purposes.
The Fox Report 3 - Building Survey
A technical and lengthy
report upon the property, previously known as a structural
survey, and covering in detail all aspects of the property
in terms of its condition, construction and repair. Such
reports can also include specialists tests if requested,
i.e. electrician, heating engineer or plumber, although
these may be subject to a nominal additional charge. A
current open market value of the property is also provided
to confirm whether the price you are paying is fair and
reasonable together with an up to date reinstatement
valuation for insurance purposes.
All of the above surveys will be carried out by a qualified
surveyor who will also confirm that the agreed price is fair
and reasonable together with an up-to-date re-instatement
valuation for insurance purposes.
Commissioning your own survey is the simple and economical way
to avoid unpleasant - and perhaps costly - surprises after
moving in. In some cases the surveyors report may enable you
to re-negotiate the price.
So whether you are Buying a Home or Building a Home, Paul Fox
Residential Survey Department provides one point of contact
for any survey or valuation requirement including New Building
Stage Inspections and guarantee certificates.
