LETTING AND MANAGEMENT SERVICE

Commission is charged at an agreed percentage of the rental income received per calendar month plus VAT. The Commission may be varied for multiple properties.

Our commission is 12% + VAT of the rent collected. A fee of £200 +VAT is applicable should you use another agent to let your property or find your own tenant whilst we are actively marketing your property.

Our services include:

* Advising as to a rental value

* Marketing through our premises and websites – www.paul-fox.com, www.zoopla.co.uk and www.rightmove.co.uk

* Provision of our distinctive “To Let” board

* Accompanied viewings

* Finding a suitable tenant

* Taking references and liaising with you throughout

* Compiling a detailed Inventory supplemented by photographic evidence

* Preparing the Tenancy Agreement and obtaining signatures

* Notifying statutory authorities

* Collecting and holding the Bond under the terms of a Government recognized Deposit Scheme – My Deposits (subject to a fee)

* Collecting the rents and accounting to clients on a monthly basis

* Arranging periodic inspections and reporting back to the Client

* Organising estimates and repairs on behalf of the Landlord, with prior consent

* Rent reviews

* Energy Performance Certificate if required at £99 including VAT.

 

LETTING ONLY SERVICE

A one off fee will be charged of half the first month’s rent collected + VAT (minimum £200 +VAT).  This fee is applicable should you let through another agent or find your own tenant whilst we are actively marketing your property.

* Collecting the first month’s rent and accounting to clients

TENANT FEES

Full reference: £75 per person

Guarantor reference (if needed) : £25

1 months’ rent upfront plus a deposit of £100 more than the monthly rental e.g. rent is £400pcm you will need £400 rent upfront and deposit of £500. Plus admin fee below;

Pet deposit if required: £100 per pet

Admin Fee: £60
